When i use the distance to unit trigger which operator do i need?

Depends on how close you want the unit to be. If you want the unit in that exact area, use ==. If you want the unit in that area or closer than that area, use the operator <=. Sounds to me like the one you want is <=. If this is a trigger where the the units needs to be at a certain point, use a radius of 3 or so.
== is equal to >= is more than or equal to <= is lesser than or equal to > is only more than < is only lesser than

^All that is said above is true, but I recommend a distance of 6 or more.
Sometimes, when I give a scenario to a friend to playtest, they complain that they cannot proceed in the scenario, simply because they do not walk close enough to the target unit.
If you want to make a good scenario, you have to take into account the fact that your scenario will vary in the eyes of others - what you think a player should do is not necessarily what another player will do, if you see what I mean.

Using the == operator is prob not a good idea because then the unit must be exactly on the spot for the trigger to fire. Give it a fairly generous radius and also make the trigger high priority. Otherwise the unit may have to remain within the radius for a few seconds for the trigger to fire.
